Job Description Job Description The Maintenance Technician is
responsible for performing repairs, troubleshooting, and performing
preventive maintenance at their property. The Maintenance
Technician assists with maintaining the physical integrity of the
property, which involves ensuring a safe, secure, and comfortable
living environment. Essential Maintenance Technician Job Functions
Performs routine preventive maintenance as directed by the
Maintenance Supervisor and Property Manager Maintains awareness of
the condition of the property and unit interiors. Immediately
reports and/or corrects unsafe conditions; for example, broken
gates leading to the pool, broken steps, open holes,
broken/burned-out exterior lights Assists in keeping grounds neat
and free of litter. Rake, sweep, shovel, and plow as circumstances
warrant Sharpens, cleans, stores, lubricates, adjusts, and performs
repairs on tools and other Company equipment. Has a thorough
understanding of how to operate equipment including hand and power
tools Maintains knowledge of spare parts/supplies inventory and
informs Maintenance Supervisor of shortages Performs work area
clean-up and follows safety-related procedures Diagnoses and
performs minor and routine maintenance/repairs, as directed
Performs the following duties routinely in order to restore
apartments to "market ready" status: Checks all lights and replace
them as necessary Replaces or repairs windows, latches, screens,
hinges, sliding glass doors, shelves, baseboards, mirrors, and
closet doors Examines, diagnoses, and repairs appliances as
necessary. Inform the Maintenance Supervisor of needed replacements
Assists in changing or removing appliances from an apartment
Changes locks and make keys when necessary Prep/paint vacant
apartment, if requested Check faucets and sink plugs and
repair/replace them as necessary. Replace washers when needed.
Perform repairs to sinks, bathtubs, etc., as needed Transfers heavy
appliances and equipment from storage area to apartment (or vice
versa) as circumstances warrant. Assist in moving abandoned
furniture, appliances, etc., to the dumpster when necessary Repairs
or replace curtains, mini-blinds, ceiling fans, etc. Repairs
plaster holes in walls, paint as necessary Inspect bathroom tiles,
and perform minor repairs/replacements Inspects A/C and heating
system for proper operation. Change A/C filters Assists with
cleaning as required. Operate carpet-cleaning equipment to clean
carpets Lends assistance during trash-out of an apartment; for
example, moving heavy/bulky items to the dumpster Changes locks and
makes keys Ensures that storage areas and utility rooms remain
locked when not in use Maintains awareness of all utility meter
cut-offs, apartment and fixture cut-offs, and sewer cleanouts
Reports all major repairs and requisition needs to the Maintenance
Supervisor and Property Manager prior to any expenditure of funds
Performs any additional duties assigned by the Maintenance
Supervisor and Property Manager Conducts all business in accordance
with Company policies and procedures, Fair Housing, Americans with
Disabilities Act, state & federal laws, OSHA, and all other laws
pertaining to housing Knowledge, Skills, and Abilities Minimum two
years of maintenance experience; multifamily industry experience
preferred CPO and HVAC certification preferred; Ability and
willingness to obtain CPO and HVAC certification required
Demonstrated experience in maintenance systems, including inventory
control, preventative maintenance, and work order record-keeping
Demonstrated experience in mechanical systems and equipment
including HVAC, landscaping, carpentry, plumbing, painting,
hydraulic systems, and electric motors Proficiency in electrical
troubleshooting of high and low voltage and the use of diagnostic
equipment, including volt/ohm meters Proficiency in plumbing
repairs and troubleshooting Ability to provide technical assistance
to other maintenance associates as needed General knowledge and
ability to maintain modern building equipment and systems Strong
written and verbal communication skills Demonstrated ability to
troubleshoot and problem-solve Ability to perform in a busy,
changing, multi-tasking work environment Ability to pay close
attention to detail and adhere to strict deadlines Valid driver’s
license required Floating Positions: Ability and willingness to
travel between assigned properties required High School diploma or
equivalent experience required Physical and Other Requirements The
